    Definitely satisfied. Steve and Overlake team are a life saver for us to give warm air and hot water back to us on Dec 31st, while I was not expecting anyone else to help us with a broken furnace and water heater this soon. We can nicely celebrate a happy new year 2021 thanks to their hard work !

    So we needed a new furnace and AC, and as I began to look for different companies who could help us, there were so many to choose from! There are even several companies with what look like pretty good reviews. I've seen this before with other services though and have learned the hard way not all companies with good reviews are created equal regardless of what their reviews say. So I decided to get bids from five of the top rated heating companies on Yelp to see for myself who is the best. Here is who I called:

    1. Overlake Heating
    2. Black Lion Heating
    3. Green House Plumbing and Heating
    4. Evergreen Home Heating and Energy
    5. All Hi-Tech Heating

    I also called Bob's Heating even though their Yelp reviews aren't the best, but they put my original system in and figured why not.

    Overlake Heating was the all around winner to me. Rob's knowledge, his unfailing patience in answering all of my questions, and the quality of work the installers performed were above and beyond. It's funny too, because I was a little concerned at first because of the negative reviews I read on Yelp, but after interacting with them, I think those people are out to lunch. Here are some highlights:

    1. Overlake wasn't the best priced, but since the quality of the install is so important to proper system function and longevity, I was willing to pay a little more for quality work. Boy am I glad I did.
    2. Overlake has a three year labor warranty. Most of these others have a one year labor warranty but will extend the warranty to 10 years *IF* you pay for yearly maintenance from them. Of course they control the pricing of the maintenance, which means if you don't agree with that pricing in a year or five, your warranty suddenly expires. I don't like conditional warranties. And as Overlake explained to me, you really don't need yearly maintenance as long as you're good about replacing the air filter (Rob called this yearly maintenance requirement a good "fundraiser" for heating companies).
    3. I know one of the Overlake reviewers (Gordon L) said he preferred Black Lion to Overlake, which I honestly can't understand. Black Lion was nice enough, but they've only been in business six years (they make it sound on their website like they've been around a lot longer than that, and dishonesty here was a big red flag for me; check their BBB profile as well as Angie's List, both say how long they've been around), and it's clear their pricing is structured to try and get a foot in the door rather than compete head to head. I have no doubt Overlake is the better choice, and I had a better experience during the bidding process with them.
    4. All Hi-Tech is too small of a company for my taste (just a few people).
    5. Green House Plumbing and Heating... Meh, pretty average to me.
    6. Evergreen Heating wasn't bad, but they're out of Seattle (Overlake is on the Eastside where I live), and overall I think Overlake was better.
    7. Bob's Heating seems like the big company on the block, too canned, and not personalized like Overlake. Overlake has a good balance between size (I think Rob said there was around 15 people at the company???) and that boutique touch and quality.

    If you don't believe me, do your own survey :-) I think if you are like me, a relatively easy going person who just wants the job done right and good support before and after the job, there is no one better than Overlake. Thanks guys for the great job!

    I called for a blank thermostat display on a Friday morning, the technician arrived on the same day by noon, diagnosed the problem promptly and replaced the fuse on the panel next to heater. The heater works now and I'm fully satisfied with the repair. The technician was very professional and polite.

    Gary called me back at 7.15am on Thanksgiving morning(!) to see how he could help. He arrived 40 minutes later to get my furnace going again. He also gave great advice on how to optimize the old system and options on a replacement when needed. Professional throughout and with a smile and firm shake of the hand. Definitely recommend these guys.

    Overlake is my first choice on heating and cooling needs. We got our Bryant furnance from them, replacing an outgoing American. Never looked back. The new Bryant is saving us $20 per month and heats up my house in 1 hour as opposes to 2 hours. (5 deg difference in 2200 sqft house).

    We also use them to do regular maintenance on furnance and ac.

    Recently we called them up becausey tankless water heater is not heating water, they came out and fixed it right away. Priced reasonable, I recommend Overlake to anyone.

    My furnace stopped working late last night. I called Overlake Heating in the morning and they were able to come out just a couple hours later and had my furnace up and running in no time. So grateful for the fast friendly service!

    Staff was super helpful. The team did some basic troubleshooting over the phone and determined it should be a quick repair. Mike showed up an hour later after I scheduled and was done in 10 minutes after replacing a fuse. Very knowledgeable technicians, great customer service, and no bs-ing. Definitely will call again for future heating and a/c services.

    100% satisfied with the service I received. They were able to fit me into their very busy day, and Brian was here with 3 hours of my call. Had everything fixed within 15 minutes. I will definitely call them again if I need furnace repair.
