Glad I found this "truly" family run business to troubleshoot my furnace. Diagnostic fee of $67 was very reasonable, the technician, Cody, knowledgeable, professional & courteous. Best of all, no sales pressure, just doing the right thing, taking care of the customers needs.
Will call on them again!

Pricing: yes, their prices are more than the actual part price but your paying for the technical knowledge, part logistics and a guarantee.

The receptionist at John Owens answered the phone on the third ring and gave us an emergency Saturday appointment for an inoperative hot water heater for the following morning. The technician/installer, William, arrived on time, listened to my explanation of the issues, conducted a thorough test of the heater circuitry, etc. and gave me 3 options to consider. We decided to replace the 16 year-old water heater and asked about the rusty brown water that would often come out of the faucets. William replaced our old water heater, installed a new drip pan and outlet line to bring us up to code. He also figured out that the rusty brown water was coming from a never used solar water heater on our roof that was draining into the system and capped off those lines. Though not inexpensive, the whole experience was great and we have very hot, CLEAN water coming out of our faucets less than 24 hours after calling for help! Top-rate service from John Owens!!

Owens is our go-to because of one guy who dealt with our decrepit radiant system, but he’s retiring.
Fortunately, the technician who has come out the past two times, William C., has been great. Communication is excellent. He explains and shows us what is happening how to address the problem, which makes us feel better about having to take care of whatever new problem our aging house throws at us.

Excellent, friendly, on-time service. Their installation of our heat-pump water heater was flawless and earned a "that's a work of art" from the building inspector. Their maintenance service is also excellent. If our HVAC system wasn't still under warranty with another company, we would switch to John Owens Services for that too.

I regret hiring John Owens Services to fix my gas furnace. The service was worse than useless. Not only did they try to gouge me, they mis-diagnosed the problem and provided me the wrong part numbers. Furthermore the quotes they offered were almost 800% higher than the retail cost of the parts (which turned out to be incorrect). Owens quoted $800 for a $135 motor and $1000 for a $139 circuit board. When I saw this, I ordered the parts on Ebay and hired my handyman to swap them. Both parts were wrong and the motor ran fine. My handyman ordered the correct control board and fixed the furnace ... all for less than $400! I contested the $150 service call with Owens but he refused to refund the fee. I will be taking that issue up with my credit card company. For your service, I recommend Downey Heating instead of these guys!

I initially chose the team at John Owens based on their online reviews and having them just complete 2 projects, I can highly recommend John Owens myself. Max, Chris, Selby, Cody and Nicole made the experience super easy, informative and convenient. I'm happy to know that I have a team I can rely on for any future plumbing and HVAC needs.

As usual John Owens Services found and addressed the issue with our HVAC promptly and efficiently. Their technician Cody remembered our house and HVAC system and was pleasant and knowledgeable!

These guys are amazing, and yes this is a real review. Every other plumbing company quoted over $2700 more For work John Owens did for $1200. Super easy to work with, honest as the day is long. They get in they get the job done they don’t take their time working all day for a 20 minute job and charge you for hours of labor. They did a wonderful job knocked it out in 30 minutes and charge me an amazing price. I will always use these guys I will never use anyone else ever again. Highly recommend them

All good - no problems - workers came, we talked, they showed me what they could do, I wrote a check for their time, and they left an estimate for the cost if they would do the job.

John Owens came out quickly and did a good diagnosis of my furnace problem. However, their estimate for repair was $1470. I was expecting 1/3 of that. I googled the part required for repair, which was $250 and sensed that, given I was an out-of-town landlord, and given I had tenants without heat in the winter time, they thought they had me over a barrel and could charge whatever they wanted. I called Fitzpatrick Heating in Fairfax and they came out the next day and did they same work for $467.00. Nice try John Owens. You should be embarrassed.
