This is not a critique of the technician who came to my driveway, he was polite and informative and apologetic of the fact his company forced him to charge me a $70 service call to show up at my driveway.

Long story short, basement flooding from floor drains. Shifted in to disaster control mode, called a bunch of companies. Thought a drain snaking would reverse problem, discovered before anyone's arrival was a city storm drain issue that they needed to solve first before a plumber could do anything that mattered. Let the tech who arrived know that before he even got out van and he agreed. He understood, we talked plumbing and drain issues for a min. He was prepared to leave but informed me his boss was making him charge me.

I will need a plumber eventually. Along with 20 of my neighbors. You have lost your mind if think I would call on your company for anything again. I will let my neighbors know of this company's unethical business practices, preying on homeowners in distess.

Thomas S and Joe both saved the day twice this week at my mom's condo. The first time both sump pumps (primary and battery backup) failed during a storm and the water was rising. They came promptly, cleaned the pumps and got them running again. Then again last night during a terrible storm they failed again. The primary was fried. Joe came right out within 45m and replaced the main. We had 4-5" of water in the basement but it's not their fault. They were extremely responsive, answered our calls and got us realistic ETAs, showing us how trustworthy, responsible and responsive they are. Big thank you to Lake View, but particularly to these two professionals.

Bathroom was leaking into the kitchen. They were able to send someone out with 24 hours to find the problem. Josh came out and found the problem within 30 minutes and gave us two options. They gave us the estimate upfront. We had the problem corrected in two days. And they stuck to their estimate with no hidden extras! They had to cut through the kitchen ceiling and contained their work area. No plaster dust any where and the cleaned up after they were done. Can’t wait for Lakeview to come back to put in air conditioning. Josh and Dallas were professional and clean. No disruption and no mess. Will definitely recommend and use Lakeview in the future!

Called Lakeview to fix some under cabinet LED lighting and replace a few outlets. They called on the scheduled day to reschedule for the following week. When they showed up they replaced the three outlets and took the broken under cabinet lighting to match up and replace. We paid them over $400 to replace the three outlets and have never heard back from them on the under cabinet lighting. When we followed up with the installer he did not return our calls. We've called the office three times and the lady on the phone was very standoffish. She told us that they would get back to us every time and they never once called us back. They still have our under cabinet light so now I can't even give it to another electrician to match up and replace. I wouldn't recommend Lakeview to my worst enemy.

Thomas S came out twice to my condo from a call with my condo association. He quickly solved the problem between my unit and a neighbor. Both times he was very professional and cleaned up GREAT after the plumbing issue was resolved. We are very happy with our experience and will recommend this company as well as Thomas.

I had a 2 toilets acting up with tank problems caused by aging flappers and seals. They efficiently scheduled an appointment and their plumber Josh arrived and quickly diagnosed the problem. He did an excellent job on the explaining the repair and getting things resolved. I will use Lakeview again and recommend highly to others.

Several years ago my elderly parents up in Romeo had a problem where their toilet would not completely flush. The bowl would overflow then would only slowly drain down. They called a local plumber who came out and claimed the toilet needed to be replaced despite it being relatively new and previously working well. They had the toilet replaced but unfortunately that did not fix the problem. My parents then called another plumber who discovered a blockage in the drain pipe out away from the house but he was unsuccessful in restoring the flow using a snake and didn’t know exactly where underground the pipe was that was blocked but suggested digging up the gravel driveway as he was sure that the drain ran under the driveway out to the city sewer main. Based upon a recommendation my mother then called Lakeview. Mike quickly came out, ran a camera out to look at the blockage, then went out in the yard and using a locating device, pinpointed where the camera had stopped which was exactly where the blockage was (some 60 ft away from the house out in their backyard). My parents agreed to Lakeview’s recommendation to dig up and repair the 100 year old plugged pipe. The next day Lakeview pulled a permit for repairs but the village inspector found it hard to believe the drain pipe was where Lakeview had said it was in the back yard. Curious, the inspector came out to watch the work and was amazed to learn there was a working sewer main (not in any of their books) which ran off to the side of my parents house. Despite heavy equipment being in my parents backyard and all the work that was done my mother was thrilled to not only have the problem fixed but to also see minimal disruption to her yard!

A few years later after heavy spring rains, my home in Sterling Heights developed drain backup problems and our basement flooded. In a panic and not even thinking of Lakeview I went to the yellow pages and had the first plumber I could get ahold of come out to our house. They verified our drains were clear between our house and the city main sewer pipe under the street. I then met with the city engineers and DPW but the answers I got always changed and quite honestly we’re not forthcoming. After many meetings, and a couple more floods over the next several years I realized they were not going to help me with this problem despite it being caused by the their mains backing up. I then went to the yellow pages and got quotes from 3 “dry basement” companies to fix this issue. We went with the most expensive quote because this company provided a lifetime warranty. After spending over $10,000 the repairs only partially worked and the company did not know what more they could do.

During a subsequent basement remodel I decided to replace some plumbing and had Lakeview out. Mike showed up and gave me a quote. It was at this time I shared with him everything we had done in an attempt to understand and stop the basement flooding issues. In 10 minutes he shared with me everything I had been trying to learn over the past several years and even knowing we had another company that was going to do the repairs because of their lifetime warranty he still reviewed with me the remaining repairs we needed to have done to stop the flooding. The next day one of Lakeview’s plumbers came out and when I told him I was a handy guy but just never had been taught how to solder pipe, he taught me! I then contacted the basement repair company and they implemented Mikes suggested repairs which then stopped the basement floods for good!

To me they are hands down the best and only plumbers in Southeastern Michigan I will use!

Had these guys come out to take care of a furnace that was not running. The guy that answered the phone was completely rude. The installer was nice. Now comes the review. Way over priced. I paid more for them to come out then the parts cost. More then I ever paid anyone to come out to repair anything. Second they will charge you $50 to fill out any paperwork to honor any warranty you may still have so you can get reimbursed from the manufacturer. To me this sounds like a complete scam. Since the repair I have talked to several other companies and none of them charge for this. I recommend staying clear of these rip off artists.

My husband found our basement flooded for the second time in a few months and immediately called Lakeview plumbing. They were out within 1 hour. I would highly recommend this company to any one. Josh was very professional and polite. Thank you for helping us out.

We had such a bad experience with this company.
We had had them snake our sewer three times in this last year we've lived in our house. The first two times Charlie said it was clear as a bell. The third time we called because we had some gurgling and backing up. Charlie came out and snaked it again, and said he couldn't get the snake through at all and couldn't see anything with the camera. He charged us $100 anyway, and said he would need to come back and use the "eel" which would be $525. We had no reason not to trust them, so we agreed. He came back the next day and "eeled" the line, and said he still couldn't get through. He told us the line was probably broken and that we should call the city to see if they would take care of any of the repairs.
We contacted the city, and they told us they had never heard of Lakeview Mechanical and sent us to another plumber.
The plumber came out and got the snake through - charged us $70. Told us there were roots growing in our line - we needed to get some root killer and snake it again.
Haven't had any problems since - and that cost us only a little more than just 1 visit from Lakeview.
We tried contacting Lakeview to let them know how disappointed we were and how we felt we were ripped off, and they kept telling us somebody would contact us about it soon. It has been months now, and many calls/ emails were sent to them. They keep telling us somebody will contact us, and nobody ever has.
I do not recommend this company. They are not trustworthy or professional at all!

UPDATE - I finally received a phone call from the owner, ED. He YELLED at me and blamed me that they couldn't get their equipment to work properly.
He was the rudest person I have ever spoke with.
I felt shaken and quite upset.
He said all he would give me was a $125 refund and that I should be thankful for that.

To this day, whenever I see a Lakeview van drive by, I remember the way I was treated by this company.
