    We are a One Guard customer and lost our air conditioning on July 4. Motor and fan needs to be replaced. It was approved but the women answering the phone took 5 days to even start working our claim. She then said she was working on 2 other One Guard orders and would call me by the end of the day. She never called back. This also took several days and I ended up calling back. She said it would take 6-10 business days to get the parts in and that didn't include weekends, just business days. It is day 10 and Jeana answered the phone this morning. Once placing me on hold, she came back and said the 2nd part (motor) came in yesterday and she would call me back within 45 to schedule the repair. No call back. I called back and the other women answered and said my part had not come in. I explained that Jeana checked the warehouse and that it came in yesterday. She put me on hold and she said they were using that part for another customer. One Guard is in the loop on this customer service from J&J Mechanical and I feel like we as One Guard customers are being put at the back of the line. Our air conditioner has been out for 24 days and we live in Houston, TX with incredibly hot and humid weather. I would like the owner, manager to know about this unresolved issue. Eve Rockford

    J&J Mechanical was assigned to fix my furnace blower motor by American Home Shield. The people in the office were great - good communicators, sharp, prompt. Carlos was assigned to our job. He came our as scheduled to assess the problem. He took photos and submitted a writeup to AHS -- needed a motor replaced. AHS approved the work - the part was ordered. Carlos came as scheduled a week later with the motor. AHS sent the wrong motor. J&J office communicated the problem and in a few days a new part/motor arrived. Carlos again came as scheduled. Motor was replaced and we are back working. Although this repair stretched out, it was due to AHS's processes. J&J did an outstanding job of ordering the part, and then again the corrected part. Considering they had to go through the part-ordering process twice, they did great timing-wise -- it could have stretched out for weeks, but I was up and running in less than two weeks. We are very pleased with J&J and Carlos.

    J&J understood my urgent need to repair our AC and scheduled it the same dsy. The technician, Emanuel, diagnosed the problem quickly and fixed it with special attention to all the details. I highly recommend this company.

    The Tech responded to my call for service promptly and quickly diagnosed the problem. He ordered the parts and returned within a few days to make the repairs. I’m very happy with the level of service I received.

    This will be perhaps the most scathing service review I will ever write because Landmark has done an abysmal job as a warranty company. We have had this service for 3 years and I am canceling my relationship with the company today.
    On June 17th my AC went out and I contacted Landmark to get a tech out to my house, and the earliest they could send a tech was 1 week away, which they used J & J Mechanical LLC out of Houston, Texas. The service with that company has been just as abysmal.
    The evening before they were scheduled to come out (Thursday, June 24th), they called me and left a voicemail at 4:30pm to confirm my appointment. I did not receive the voicemail until 7:30pm, which is when I called to confirm the appointment the next morning. The woman who answered positively confirmed our scheduled appointment between 9am and 1pm. On Friday, June 25th, by 1pm, and when no one had shown up, I called J & J Mechanical and they informed me that they canceled my appointment because I did not call by 5pm the previous day to confirm my appointment, and they had to reschedule the following week. I told them this was unacceptable due to the fact that by their own standards they gave me 30 minutes to respond to their call and they had already made us wait a week. They eventually found a tech to come to my house Friday afternoon and diagnosed the problem. The following Monday, June 28th, I received an email in the late afternoon from Landmark to confirm the work and my out-of-pocket costs, which was replacing the compressor on my A/C unit.
    From that moment on it was one abysmal failure and non-communication after another. I had to call daily to get some kind of update as to when the fix would happen. By Wednesday, June 30, I called J & J Mechanical to find out how soon would they send someone out. I was told that they are waiting on Landmark to send the new compressor from Dallas, Tx, and in their professional experience, it would only take 24-48 hours. On Friday, July 2nd, I called back (because they would never proactively contact me) to ask for an update on the compressor. I was then told that they are still waiting on it to arrive from Dallas.
    So I waited for the weekend to pass. On Monday, July 5, I called J & J Mechanical again to get an update. They inform me they still haven’t received the compressor and have no further information. I then called Landmark. I am finally told that they do not have a compressor and not sure where to get one at this point. I was livid. I have not been able to reside in my own house for 20 days due to the heat and after 20 days they tell me they don’t have the means to currently get a compressor.
    I am told that I should seek out my own A/C company to meet my needs and maybe, just MAYBE they can reimburse my costs if it’s approved by a supervisor, which I would have to wait 24-48 hours for a response. That was 48 hours ago at this point, so once again they dropped the ball.
    Landmark Home Warranty, and J & J Mechanical are the most inept companies I’ve ever had to deal with. Let me restate this, 21 days and they are nowhere near fixing my A/C, and nowhere near meeting the contractual obligations of my warranty contact. I would NEVER recommend either of these companies, who have independently, and in tandem, dropped the ball. There is absolutely no return on investment in having them as a warranty company.
    When I sought out a A/C service on my own, they had an A/C tech at my house within 2 hours. The diagnosed the problem in 5 minutes, which was different than what J & J Mechanical diagnosed, meaning, I waited 21 days on a misdiagnosed issue! I have a new techs currently fixing my problem.
    Save your money, save your time, and save your peace of mind. Do not use Landmark Home Warranty, or J & J Mechanical.

    First off, I want to say Thank you! The office staff is soooo professional. From Ms. Ruby to sweet Ms Jamie. I couldn’t asked to speak to anyone more professional and knowledgeable than those two. They went out of their way to assist us even though AHS messed up my phone number.

    Eric and the installation crew. Top Notch. The Best. I can not say enough. Those guys stayed until 10:00 at night to make sure I had cold air blowing. Crazy thing was, he was in Bryan the next day. Amazing.

    J&J will be promoted around SE TX due to these individuals that assisted and help us get cold air. It was less than 4 days we had an outside unit, inside unit and all new ducting replaced.

    Last thing, I’m sorry, American Home Shield still sucks!

    We spoke with a lady who claims to be the office manager of this place who was yelling at us rudely and was also being extremely unprofessional and unrespectful. Our service request was placed on July 12th 2021 which 9 days ago that we have been waiting for them to order a simple part for our AC system that should take no more than 2 days to replace. Originally, they told us to wait 3 days for the part to arrive, when we called back to check on the progress today which is another 6 days past the original schedule, they told us to wait for another 7 days for the part to be ordered and arrived. When we looked up the part online, we found that it only take 2 days for us to just get it ourselves. When we called the office today, Mrs. Jamies, the office manager said that we should just ordered the part ourselves if we don't want to wait for another 7 days for them to work on it. This is just pure terrible business, but it's how J&J Mechanical performs and how they treat their customers, so beware. Do not give your time and trust to this relentless business

    My husband had them assigned through American Home Shield.

    1st appointment:
    called and set time asked since it was an outside unit does anyone need to be here. Nothing wrong inside it was just icing up. They said no as long as there was no gate key. Technician called on his way here and informed someone would have to be here so had to set another time.

    2nd appointment:
    early morning scheduled. They said no appointments scheduled that day so it should be early. Afternoon is here after taking off work and waiting hecalled the company. They said sorry he is running late and that he overslept. Called american home shield and they called the company who told them that they informed that he did in fact sleep late and that they never told me early morning . I qas assigned them but if i was shopping myself i think i would shop elsewhere.

    They were so fast at diagnosing the problem and getting the part in. My home warranty gave me the run around but when I called J& J they were honest and straight to the point.
