Renter beware - this group will prioritize profit over reasonability in regards to move out deposit return. I was charged $120 to replace ONE oven knob and nearly $800 to clean a 1,500 square ft house. I can't believe they can get away with this. Do not recommend renting with Merced Yosemite Realty if you want your deposit back!

Eric has been accommodating, patient, and a go-getter. He hears you calmly and speaks/communicates very concisely. He is so positive in general. I like such personality and people whom you meet along your day-to-day work. He also provided me with the best practices around my house, which I was renting it out. Vacating Tenant
I have had 40 years of experience as both a landlord and a renter… never before have I dealt with a property management company as efficient, professional, resourceful and helpful as Merced Yosemite Realty.
Any business is as good as its customer service representative. When I called, there was usually a live person there to answer my calls and provide a solution. For example, Ramon Montoya and Jamie Godinez were very courteous, knowledgeable, and pointed me to the right direction to solve my concerns.
When there was floor damage by the mover, they took the trouble to find the original builder to find the flooring company that installed the unique patterned vinyl so that the repair matched the original.
If I was unable to match the pattern and color, I would’ve had to replace the whole floor!
Merced Yosemite Realty has proved to be the best management company that a landlord can trust and be at ease. I would love to buy a rental property for them to manage!

Completely unresponsive, unprofessional and vindictive. My rental sat empty for 6 months because every time they got an application it would take them weeks to send it over for my review by then the potential renters had already found someplace else. When I was doing my own management it only took 2-4 weeks to rent. Their accounting system doesn't work apparently because it took them 2 years to collect a reserve from me. They never followed up on repairs to make sure they were done let alone done correctly which cost me lots of extra money. My tentant stole the water filter which they didn't catch in their walk through and they thought I should drop it and just let her have it. They send spam for their real estate side of the business and will not remove you from their email distribution even after several requests to remove. I finally had to report them. The ONLY reason they have a high rating on Yelp is because they threaten to sue you if you post a bad review. They even have a clause in their contract that says you can’t give them a bad review. They threatened to sue me for my review then they forced Yelp to remove my review. Let's see what they do with this one. :0)

I had a property I wanted to rent in Merced and found this company. Everyone I talked too in the company had so much experience and they rented my property so quickly and Jamie is amazing about how many things she did so well and all faster than I could imagine. I do this type of work in San Jose and consider myself pretty good at it but Jamie surpassed my ability and efficiency at lease 5 times literally. I am fairly hard to impress but Wow! Wow! I am! Thank you Jamie and Team!

Our team believes that even an overall 4 star rating with 72+ Reviews still requires improvement. But the property management side of our business is tough. But whether it’s construction, building new homes or properly managing others, we protect our clients properties first and foremost and sometimes our tenants just don't live up to that responsibility. Then they will often blame us. I want to personally let you know that if you rent from us you will be treated with the upmost respect and total fairness. As for the bad reviews below I am responding to each of them here with our side of story as hard working property managers.

When you brought this to our attention (after you posted a negative rating here) we refunded your application fee in its entirety. You were to take down your negative comment. We trusted you.
Diego Gonzalez:
A problematic student tenant. Was changed out and some of his deposit was required to address damages. We will not rent to this tenant again, unless he were capable of demonstrating improved responsibility.
Swavy Janeth:
Never rented from us. Records going back five years.
Adam:
A basically good tenant that was eventually required to move when he became somewhat hostile with our staff and physically aggressive with our handyman and his daughter (his assistant). After leaving he agreed to remove his negative post from here if he received back his full deposit. It was refunded to him in full (he left the home in excellent condition) but he never removed his negative post.

Sarah B:
Failed to clean the property properly upon move out. When a portion of her deposit was used to fully clean the home she became agitated at the thought that her idea of clean was not what we consider adequate for our incoming tenants (like the way it was when she moved in). She stated in her letter to us that her standard of cleanliness should not be questioned because she is a healthcare professional. Ouch!
In responding to the other two reviewers below that have posted less than fully satisfied comments:
1. Lisa Brown: her previous remarks on social media were deemed slanderous and untrue. She was thereby forced to remove them. We cancelled her account due to her failure to maintain her rental homes in a manner consistent with our standards. We terminated her services over five years ago, yet she continues to pop up posting inaccurate statements throughout the internet (even though a legal cease and desist was issued). I see she popped up again below and even states the obvious but still must get here word out that she refuses to move on in life.
2. Paul Aronstein and Ms. Prado, were successfully counter-sued by us in Merced Court on May 30, 2017 (Case 17CV-01286), our entire demand was honored (enough said).
Most importantly: we recommend that anyone considering real estate or construction services, to review our company's history and ratings with the Better Business Bureau. Ours is A+ . Unlike the Yelp and Gmail point system, any complaint to the BBB is investigated and validated. We honor our freedom of speech but also must respond to libel as it does hurt our business and those families supported by it. Hard working people who are professional and fair.
We have been in business for over 20 years because we care about our clients and tenants. Our family thanks each of you who took the time to post positive reviews! And ask those with valid issues to contact us so we can "talk" and resolve them. Opposed to posting vindictive reviews.
